    Finding Buyers - How To Build a Buyers List For Real Estate Investors

    I've gotten several phone calls and e-mails about how to find buyers in the current real estate market, so I will be sharing with you 3 very quick ways to build a list of investor buyers for your real estate wholesaling or flipping business. You can adapt quite a bit of this to make it work for other variations of your business, but for the sake of this article, I will be discussing how to do it for wholesaling or flipping real estate deals.

    In my opinion, there are 3 quick ways to build a list of investors for your real estate wholesaling or flipping: direct mailing absentee owners, posting ads on CraigsList, responding to ads on CraigsList.

    With these 3 simple methods, you should be able to generate a list quickly and cost effectively.

    First, let's talk about direct mailing absentee owners. You need to get a list of absentee owners that have purchased within the last 6 months. What are absentee owners and why 6 months?

    Absentee owners are people who have their tax bill sent to an address other than the property address. When you have the tax bill for your property sent to an address other than the property address you bought, you typically do not live in the property and that, more often than not, means you are an investor that bought that property.

    Why only the last 6 months? Well, the credit market and the ability to get credit as a investor has changed and we want investors that bought recently as they are either cash buyers and/or buyers that have been able to get loans with the new investor requirements. You can mail to people who bought further back, BUT... I think the quality if best within the last 6 months.

    I usually send a postcard with a deal I am looking to sell, wholesale or flip to the absentee owners and have them call me for more info. When they call, I am trying to get their contact info to put them on my short list so I don't have to mail the absentee owner list again the next time I have a deal. The next time I do have a deal, I can e-mail, fax, voice broadcast and/or direct mail the short list.

    Another way to find investors is to post a deal for sale on CraigsList and build your short list from people that reply to that as well. I usually put these in the Real Estate For Sale section in that city.

    The third way is to actually reply to people that have houses for rent and see if they are looking for more deals. In my opinion replying to For Rent ads gives you a better quality lead than people replying to a deal for sale because you at least know they have a rental property.

    So, I hope that helps you learn some quick ways to build a buyers list.
